So as the season gets closer to an end, this is the time homes don’t often come on the market and a bit of a real estate lul. But this is the time people often decide they want to buy a house, but what do you buy when there is not much on the market. Do you buy the “leftovers” or wait for more “entrees” to come on the market. That I don’t know, I am no  huge fan of leftovers but need to find something here… Builders build, realtors sell, mortgage brokers loan, its all gotta be done.

Whats New in Palm Beach Real Estate today

Ok, I know it is early to do a quick report on the news, as it is only 11AM, but there is one on Palm Beach that screams ouch, I don’t know if it’s the price tag or the view, but they are both amazing.

So I will start with home number one on the new home list for the day.. Palm Beach Great Estate on the intracoastal asking $17,900,000 Million.. Home is just under 6300 sq ft under air. Walking Distinctance to all the best shopping and dining of Worth Ave this lot is absolutly stunning. This Palm Beach home was built in 1926 and offers all the elegant detail of an older home. 241 Banyan Rd

448 Mariner Dr in Admirals Cove asking $2,995,000, This Admirals Cove home offers oceanfront access with the ability to have a large boat.

8621 SE SOMERSET ISLAND WAY in Islands of Jupiter asking $1,695,000. Islands of Jupiter is a beautiful gated community of riverfront homes located in Martin county offering lower taxes.

120 Ocean Grande Blvd # 502 in Jupiter Ocean Grande is a beautiful condos accross the street from the ocean in Jupiter. Asking $ 834,900, this 3 bedroom unit offers oceanfront views.

Whats New and Sold in the Palm Beach Real Estate Market

As Easter is now behind us I am hoping for some good hot listings to send to clients, but where are there. All this talk about the Palm Beach Real Estate market being slow, where are people looking? You have the people who can’t afford to move because although they can afford there payments, they can not afford to take money to closing to sell, you have the people who just don’t pay, as forclosure is a 2 year process and if you have a good attorney longer, and those who can afford to sell but are holding out for the market to pick up.. Then you have me, somone who took the HUGE loss and might be a little gun shy, and can’t find that perfect house because no else wants to assume the same loss.

So as I get to the New’s I think, maybe I should be looking at rentals, as I maybe I am a little of a chicken. That would be the perfect me, I bought at the height, I got nervous and waiting for the height again, so please don’t do as I do!!

Wait a second ONE new listing, thats it, it is even worth reporting?

Price Changes on Palm Beach Homes

It seems like I am always sitting around waiting for new listings to appear, but I do look at price changes as well. Some can be very good and some weak and just to get the attention of the buyer. It is always good when you have a seller to make price changes often to stay in the eyes of the buyer, but to many does get old, when the numbers are so insignificant they just annoy the buyer!

So in today’s price changes are;

837 Harbour Isles Pl in Harbour Isles which is asking $2,799,000 dropped from $3,499,000 BIG DROP!!!

322 Murcia Dr in Valencia at Abacoa which just went up in price from $825,000 to $850,000 WHAT???

2000 S A1A # 201 in Ocean Club in Jupiter (Townhome accross from the ocean) went from $700,000 to $675,000

2060 N Waterway Dr  a canal front home in North Palm Beach went from $525,000 to $500,000

18537 Lakeside Gardens Dr in Palm Cove in Jupiter went from $545,000 to $495,000 (maybe worth a peak)

19538 Trails End Ter in Whistering Trails in Jupiter, from $484,900 to 479,900 this is one of those changes just to try to grab attention

1049 Diamond Head Wy in PGA National went from $459,000 to 419,900

As you can guess not a lot of action in the real estate market this weekend, but as the holiday is now behind us, lets see things start to really pick up. So here is a catch up from the last two days per MLS here in Palm Beach Florida.

1200 S Egret Cir in Egret Landing, new listing asking $567,400

Enjoy Your Holiday Weekend as Palm Beach Real Estate takes a day Break

With Easter tomorrow, there is not much going on in the Palm Beach market to report..  As not one new listing came on up on my MLS today. There were two properties that went under contract, one I think would have been really nice but I thought high in price, it was only on the market two weeks, so I am going to have to watch this house and see what it closes for.

102 Segovia Wy in Valencia in Abacoa asking $1,275,000 is officailly under contract today. Not to mention 13040 Hammock Xing asking $1,799,000 in Old Matsh went under contract. So two new contracts and no new listings.

I finally got an offer to lease mt listing in Island Country Estates, but hopefully this tenant will get real between the price and the starting date, I pray he gets more realistic. We also just went under contract on a beautiful new oceanfront Jupiter Island home.


Happy Good Friday.. Today in new North Palm Beach Listings

I know it is going to be a slow day in the real estate market, as everyone is getting ready for the second largest holiday of the year. I even have barely been by the computer which is rare for me. I have only looked at new listings twice as to my normal 100 times a day. So not much to report for my new North Palm Beach Real Estate Search.

New Listings as of 2:30PM April 22, 2011

142 KEY LANE in Jupiter Key asking $725,000, this community is great and steps away from the Jupiter Beach.

148 KEY Lane in Jupiter Key asking $599,000 which is a short sale and could be a great deal for someone!

121 Echo Lane in the Loxahatchee Club asking  $985,000 on the golf course.

And that is about it for new listings as of today..

There was a $100,000 price change on a beautiful Bears Club Villa in Jupiter.. 444 Via Del Orso Dr formally asking $2,049,000, is now asking 1,950,000

There was also another $100,000 price drop on 151 Jupiter Key Rd in Jupiter Key now asking $1,400,000.


What Sold in Palm Beach Real Estate today.. April 21,2011

So today an uneventful day, as there were 4 properties listed as Sold in the MLS for Palm Beach Gardens, Jupiter, Juno Beach, North Palm Beach, and Singer Island over $300,000.

This properties were;

3941 Back Bay  Drive # 128 in Jonathans Landing which was listed at $389,000 and closed for $360,000.

17296 Shoals Dr, also in Jonathans Landing, listed at $449,000 and sold for $415,000.

813 Summerwood Dr, in Summerwood in Jupiter, listed for $449,900, and closed for $420,000.

19183 SE Jupiter River Dr, on the river on the Martin County side of Jupiter, asking $1,595,000 and selling for $1,500,000

4 properties were listed as contingent today, meaning they got a contract but it is subject to a condition whether it be inspection, mortgage, bank, ect. Theese properties were located in Admirals Cove, Evergrene, Tierra Del Sol, and Eastpointe Country Club.

Only one property went pending today, meaning there are no more conditions on the sale and they are just waiting to close. This home was in the Clivedon which is a beautiful Jupiter Island Condo.


With Easter in Front of us New Listings Slow Down and Sold Listings Speed Up

With Easter coming up this weekend, realtors and sellers have taken a break. With only 5 new North Palm Beach Homes for sale today, we are seeing a record low on new homes coming on the market here in Palm Beach. We are looking at North Palm Beach, Palm Beach Gardens, Singer Island, Jupiter, Juno Beach, and Tequesta.

17741 SE Federal Highway is a beautiful South side of a Tequesta duplex, which overlooks beautiful Jupiter Island. This property is a short sale offered at $1,250,000.

630 Riverside Rd is a nice canal front home in North Palm Beach Florida. Offered at $1,599,000 this 3000 square foot home, built in 1962 has been completely renovated.

19700 BEACH ROAD # 9 South in the Carlyle on Jupiter Island is one of the newest buildings on the Island. This building was built in 1998. and the unit offers over 4300 sq ft of living space. Asking $3,595,000, this beautiful unit offers ocean and intracoastal views.

Todays New Palm Beach Real Estate Report

As of 3:30PM on April 20, there are only 4 new listings all day in North Palm Beach County in Florida. Whomever said the market was slow, or not doing well, tell it to someone looking to find a home, and watching while nothings coming on the market. Todays new listins include; 471 Apollo Dr in Juno Beach, asking $425,000, 14 W Balfour Rd in PGA Nation asking $459,900, 11300 W Teach Rd in Pirates Cove asking $495,000, and 412 Eagleton Cove in PGA National asking $589,000.

Today, there have been 2 properties close per MLS, 107 Segovia Wy in Valencia in Abacoa which was asking $859,900 and closed for $715,000, and 18003 Tidewater Cir which was asking $479,000 and closed for $467,0425.

The uneventful nature of the market is making home buying in Palm Beach tough. I guess the question is to wait or to buy that perfect Palm Beach Home.
