Evergene Home – Just let us get one already

Evergrene new listing, bank owned, definitly not a perfect house, but just let us get one already. This new foreclosed home, does not have any appliances, it is missing an office, it doesn’t have a walk in closet in the master, but come on and let me get one already. This Laurel model is not my first by far, but can beggers be choosers, I think not. A nice community, a decent price, a decent square footage and a little potential. I don’t know, We offered over asking, but am I hoping for a yes or no, I just don’t know.

Evergrene located in Palm Beach Gardens, is a beautiful community with a great clubhouse, pool, and many young families. The home is going to be tough for us, so what am I thinking, an Eliston or something like would be perfect, but nothing available that is reasonable.

So I guess we will see what happens, a home is a home, and I would rather not live month to month, even if it means I won’t be stairing at the big beautiful ocean on Jupiter Island anymore..


Frenchmans Reserve Homes

Just when I finally think I figured out where I would like to move, the search gets even more confusing. Joining Frenchmans Reserve this summer so far has been so much fun, we go to the pool, we have bagels in the morning, we go to dinner, it is just such a fun environment, I really think it would be a great place to live. The location is amazing close to everything, and not to fat away from where my new Jupiter real estate office is going to be..

So what is going on with the real estate in Frenchmans Reserve? Well we had seen a pretty good home about 3 months ago, and then we watched it close for $200,000 less then asking, wow why didn’t I think of that. So we found a beautiful Carrington model home in Frenchmans Reserve and offered the same $700,000 that the last one just sold for, of course it is a SHORT SALE, so between waiting months for the bank to say no and getting my hopes up for nothing, here I am. As Scott my husband would say the phantom property. Maybe we should wait for something else, or just buy something less expensive in Evergrene and see what the market does, either way living in Frenchmans Reserve would be amazing, great Palm Beach Gardens location, beautiful community, not crazy dues, and amazing service.

7 new Listing here in Palm Beach Gardens and Jupiter

Wow, 7 new listings between today and yesterday and nothing for me! Why you may say? Lets look at what came on the market; a newer homes in Paloma in Palm Beach Gardens short sale though but might be a good deal, A neat looking home in Palm Beach Country Estates $200,000 asking more then anything sold in there, A house in Jupiter‘s Maplewood, just to small, A home in the Jupiter Shores, 2 in Jupiter Farms, just too far out there for me, A house way overpriced in Egret Landing, and that’s about it… Now I know you are thinking wow is she picky, but I have bid on 15 homes in the last 2 months, so I couldn’t be too picky could I?


Noon on Friday and not one New Listing all Day

If you are like me constantly looking for your clients to see when the perfect home comes on the market, you are most likely hitting refresh to 0!! Yes, I am on an auto search for if I happen to be away from my computer for more then a minute, but nothing is quicker then refresh.. I have seen very few foreclosure homes on the market recently and when they do they don’t last.. Not even enough time to see the home, things come on and off so quickly. I am sure you don’t believe me and are laughing while reading this post, but if you had a tiny bit of Palm Beach Real Estate knowledge you would agree with this as well.. I guess the Post, the News< and TV don’t see the MLS on a daily basis, they don’t realize there are less homes available now since around 2005.. What does that mean? Less inventory, higher??

Reason being, “no more sell my home take the equity and downsize”, most likely you are negative on your home, “no more sell my home and upsize”< as even if you are making more income, having to put money back into your house at closing now limits what you can buy back to the same house your in..

So what are we to do, we need the foreclosures to come on the market, as if we don’t property valuse I see in the next 12 months going way up again, until the foreclosures happen and then we”ll be in for round two of the downturn in real estate, so happen now before it happens again.


Today in The New’s for Palm Beach Homes

Maybe because I am on the market to buy a home I see this as crazy but there were only two new listings in the Palm Beach Gardens area today. One in Mirasol and one in Mirabella. The house in Mirabella is the floor plan that I have been waiting to come on the market, but tell me has the market gone up since 2005? You bought the home for under $500,000 and you are asking $699,000… Wow I wasn’t aware of the 40% increase in the marker since 2005, I know you are the only home for sale with this floor plan, but really?? I’ll buy your home right now for exactly what you paid. I’ll even pay title and take no commission.. What do you think? They have been on the market a day asking $699,000 and I would offer them $487,000… Could that be offer number 16?

The other new listing here in Palm Beach, was in Mirasol Country Club. I wish I could say this was a greta deal, but it to is asking $699,000 and I sold the same model with a better view a year ago for $510,000. So everyone out there reading, no the market is not at bottom, there is not much inventory, and its a great risk to buy now or later, so buy for a long term and you will be fine..


Palm Beach Real Estate

As I am on the hunt for the perfect property to come on the market and of course for the perfect price, I now feel maybe its time to offer the perfect price and see if the seller willl take it. After 14 rejected offers on foreclosures, when do you just give up and rent or offer full price on an over priced home..

Palm Beach homes people don’t show this side of it at all. Things that are deals still fly off the market, others which are high sit and sit. They never learn and reduce, they just don’t care. I think at this point, I am just venting as I don’t believe anybody reads or cares how frusterating it is to find a good deal here! I think it is so much harder when you are in real estate and know everything out there and what it has gone for. Maybe one day, I’ll find that perfect home, hope it’s before offer number 50..

Palm Beach Home Sales

As the world doesn’t report, but I would like to, Palm Beach home sales continue to grow and the market is beginning to recover. Whether you want to believe it or not, if you look as often as I do, you would see what I see, the market is picking up and homes that are nice are flying off the market. Whether this continues or it is a final frenzy at the end of the season, I do not know, but if you look at what is under contract, what has sold, and what is currently on the market, the better options already sold.

As I wait patiently for the perfect house, I am not beginning to think, I should be looking for the house I can live in just to get out of this rental.. Whether it is the best or just a protection against the market going way back up again to be in the market, it might make sense. The Post should now read, Palm Beach Real Estate better get in now before its to late, as prices are going up and homes are selling..


How Many Offers does it take to make a sale

They say don’t get emotional but I’m starting to take the 9 rejected offers I have put in personally.. So should I start from the beginning or are we starting all over again.. I think offer number one was in a perfect Jupiter Whispering Trails house in which they eventually took less then our offer, but that was our first so we were invincible at that point. Then we went to 3 offers in Palm Beach Gardens in Evergrene, all of which ended up selling higher then any home in Evergrene had sold for in the last 18 months, buyers coming out of the wood works paying above appraised values. Its taking me a minute to think of the next but I got it now a foreclosure in Jupiter Farms, this was a deal, we offered more then the end buyer but was an hour late we were told, this house ended up being resold for $150,000 over the price the buyers bought it for, wow easy money we missed out on for an hour.. Next Mystic Cove in Jupiter, this was the perfect house, 3700 sq ft and a great price, but when reviewing the survey we realized the lot ended directly behind the pool and all the beautiful land we thought we were getting was indeed preserve. So to the next, an awesome in Abacoa’s Tuscany in Jupiter, a short sale which also is attached to a Bankrucy, this will go on for ever, but out offer is there… Next a great smaller home in Egret Landing, a foreclosure on the lake with a gorgeous lot, I WANTED THIS HOUSE!! we bid $2,500 over ask , cash, close in 2 weeks, of course someone else got it. Is it luck, is it because I am an agent looking for myself, why not a little professional courtesy, what is up?

While the world complains of being on a real estate slump, they have not seen Palm Beach Florida Real Estate fly off the shelves!!
