Another Short Sale

Anyone who studies the market as clearly as me, knows the only good deals that are coming on the market are short sales. Short Sales which take eions to approve, short sales in which we are running out of time for. BPO got done on our short sale in Tuscany last Friday here in Jupiter, Short Sale BPO supposed to be done in Frenchmans Reserve today.. Then what, oh I’m sorry a BPO is a cheapened version of an appraisal, the bank hires a startving realtor who doesn’t know the market, hands them $40 and says whatever you say it is worth is the value.. Not the most fair thing in the world, especially considering you really need to know your market to understand value. I have tried selling homes that were not in my area, there is immense studying and knowledge needed to come up with correct value. For $40 its fill in the blank, who cares about that poor schlep who’s been waiting on this house for the last 3 months..

So the good deal homes that sell, Evergrene short sale, Old Palm short sale, and Egret Landing foreclosure. Other then that the market is back on  track gaining with every sale, and not looking back at the poor idiots who sold there house and are now watching everything go way up!


Journey to a Home

I think the title to the book I am going to write about finding a Palm Beach home in a crazy market. 17 offers and counting, where is the market going, the insecurity after losing $500,000 on a home and then being gun shy to buy anything else, but wanting to buy something.. Not wanting to make the wrong decision but not knowing what the correct decision is.. People look to me as the professional and I have seen so much, so many stages of the market, wish I knew the future, wish I knew what was to come.. Maybe if I had my parents philophy of staying in a home forever, it would be easier, but I couldn’t imagine being in one place for a long time… I love my husband and I love my kids, but other then that, I REQUIRE change.. I need a new view, I need a new neighbor, I need a new challenge.. Not the best concept in a crazy changing market.

So a community like Abacoa in Jupiter, Evergrene in Palm Beach Gardens, Frenchmans Reserve, where when will it be my time, to bite the bullet, lose my gun shy attitude and just do it.. Worst case we will be there forever… ugggg.. but things could be worse.. We could have been one of the millions who lost there home.. I just don’t understand why the banks are allowing the short sales to go on for so long.. Why do they get to love sooooo long  for free, while I did the honest thing and sold my house, came up with cash and walked about.. I could have been there for 3 years for free..

So on to the search and hitting refresh hourly to minutely to see if something new is coming on the market…


So Might hear on our Short Sale in Tuscany in Jupiter Soon

So with 17 offers in, maybe I’ll hear from one, one day.. We found out the house in Evergrene that we were interested in is going to be taken off the market as the seller, “no longer wants to sell” Of course not, his asking price was $150,000 over value and probably wasn’t getting any showings. So all we have left is an offer we have on a short sale in Frenchmans Reserve and an offer we have on a short sale in Tuscany. To be honest I would take either or both, as both would be amazing deals. I just don’t know if we have enough time to get these deals done. We have 45 to 75 days left in this house, and currently have no where to go.. I just heard today the BPO on the short sale in Jupiter’s Tuscany was ordered, I can’t get to excited cause I don’t really know what that means, as it still has a bankrupcy attached to it and so many more details to get through. But I guess it is something!! I guess I will take something over nothing…

As nothing new continues to come on the market, waiting is the best thing I can do. Anyone who said this Palm Beach market was easy and there is so much variety to choose from, had no clue whatsoever!!


One New Listing in Palm Beach Gardens/Jupiter All Day Yesterday

I had a lady from the New York Times call me yesterday, asking about Palm Beach and telling me what a great buyer’s market we are in…  Has she been on MLS, has she seen sales vs new, I geve her an ear full… As someone who reports the news she needs to report the truth here, so people don’t come out here with false expectations and think we are not doing our job. There was one new listing in my area all day, Frenchmans Reserve,  and I don’t even know if I would call it a new listing, it was listed the day before, just relisted with a new agent and now a short sale. Yes short sales you can most likely find a deal if you have NO time frame what so ever!! So I don’t know if I would call that a new listing, so NO New Listings on Tuesday so nothing for me to look at or want to buy. Wow hope something comes on today as I just want to find a home and be in and being in 2 short sales already, our phantom properties, is just to much headache!!


Record Sale in Evergrene

Anyone who said the market was going down has not looked at the sales going on in the beautiful Palm Beach Gardens community of Evergrene. As of 6 months to 2 years ago there hadn’t been a sale over $675,000, in the last 3 months there have been 3 sales, the latest closing today for $775,000. Beautiful Eliston model home with a pool in Evergrene offered many beautiful upgrades, but $775,000 in Evergrene WOW!!

If you are not under contract for a short sale or don’t bid 20% over asking on a foreclosure, don’t expect to get a home here in Evergrene. With a great location close to everthing, beautiful communitt ammenities, Evergrene is a one of a kind gated community here in Palm Beach Gardens.


New Jupiter Home Listing

New listing here in Whispering Trails in Jupiter, one of my favorite comunities. This community offers a great in town location, all the homes looks completley different and have there own sense of style, and they all have atleast a half acre of land. This is very unsual for a community in this area as most communties are more generic with all similar floor plans and style as well as uniformity. Whispering Trails offers a little special feeling of privacy, but being close to everything here in Jupiter.

This brand new listing in Whispering Trailes Jupiter offers 4 bedrooms, 3 and a half baths, swimming pool, and 2 car garage, asking $449,000. There was also a price change on another cute home in Whispering Trails, which is also a 4 bedroom, 2 and a half bath with a pool, all of one floor asking $449,000 as well. This great Palm Beach location offers great schools, close access to the beach, and maning great restaurants and shopping.


Jupiter Homes and Jupiter Real Estate

If you are on the market for a beautiful Jupiter home and looking daily at what is coming on the market, you would be surprised to see a whole lot of noithing. As the news sometimes understand how crazy real estate is and indivisuals the entire state as a buyers market, they have not seen this small section in Palm Beach Florida known as Jupiter. In Jupiter you are lucky to see one or two listings come on the market, probably just as many going under contract and selling. So if you are looking for a beautiful Jupiter, Florida Home, you may have to pick something a little higher and understand the market is not what the news says, it is a complete individual area and completely different to the state of Florida.
