Now that our offer has been rejected in Frenchmans Reserve, we seem to not want to go there.. I can’t say it is not disappointing that that amazing home we had a contract on for 4 long months didn’t work out. Short Sales are officially impossable now in my book. I was in 4 short sales and not one of them got approved. October is one of the best months for Frenchmans Reserve, they have an awesome Halloween Party, Pumpkin Patch, and so many great activities.

Frenchmans Reserve built by Toll Brothers is a great community located in the heart of Palm Beach Gardens. Offering amazing country club ammenities, such as spa, tennis, golf, fitness, and an amazing friendly staff. If you are looking for a great home in Frenchmans Reserve, there are some beautiful ones to choose. Just don’t choose a short sale!

Another Short Sale

Anyone who studies the market as clearly as me, knows the only good deals that are coming on the market are short sales. Short Sales which take eions to approve, short sales in which we are running out of time for. BPO got done on our short sale in Tuscany last Friday here in Jupiter, Short Sale BPO supposed to be done in Frenchmans Reserve today.. Then what, oh I’m sorry a BPO is a cheapened version of an appraisal, the bank hires a startving realtor who doesn’t know the market, hands them $40 and says whatever you say it is worth is the value.. Not the most fair thing in the world, especially considering you really need to know your market to understand value. I have tried selling homes that were not in my area, there is immense studying and knowledge needed to come up with correct value. For $40 its fill in the blank, who cares about that poor schlep who’s been waiting on this house for the last 3 months..

So the good deal homes that sell, Evergrene short sale, Old Palm short sale, and Egret Landing foreclosure. Other then that the market is back on  track gaining with every sale, and not looking back at the poor idiots who sold there house and are now watching everything go way up!


Journey to a Home

I think the title to the book I am going to write about finding a Palm Beach home in a crazy market. 17 offers and counting, where is the market going, the insecurity after losing $500,000 on a home and then being gun shy to buy anything else, but wanting to buy something.. Not wanting to make the wrong decision but not knowing what the correct decision is.. People look to me as the professional and I have seen so much, so many stages of the market, wish I knew the future, wish I knew what was to come.. Maybe if I had my parents philophy of staying in a home forever, it would be easier, but I couldn’t imagine being in one place for a long time… I love my husband and I love my kids, but other then that, I REQUIRE change.. I need a new view, I need a new neighbor, I need a new challenge.. Not the best concept in a crazy changing market.

So a community like Abacoa in Jupiter, Evergrene in Palm Beach Gardens, Frenchmans Reserve, where when will it be my time, to bite the bullet, lose my gun shy attitude and just do it.. Worst case we will be there forever… ugggg.. but things could be worse.. We could have been one of the millions who lost there home.. I just don’t understand why the banks are allowing the short sales to go on for so long.. Why do they get to love sooooo long  for free, while I did the honest thing and sold my house, came up with cash and walked about.. I could have been there for 3 years for free..

So on to the search and hitting refresh hourly to minutely to see if something new is coming on the market…


So Might hear on our Short Sale in Tuscany in Jupiter Soon

So with 17 offers in, maybe I’ll hear from one, one day.. We found out the house in Evergrene that we were interested in is going to be taken off the market as the seller, “no longer wants to sell” Of course not, his asking price was $150,000 over value and probably wasn’t getting any showings. So all we have left is an offer we have on a short sale in Frenchmans Reserve and an offer we have on a short sale in Tuscany. To be honest I would take either or both, as both would be amazing deals. I just don’t know if we have enough time to get these deals done. We have 45 to 75 days left in this house, and currently have no where to go.. I just heard today the BPO on the short sale in Jupiter’s Tuscany was ordered, I can’t get to excited cause I don’t really know what that means, as it still has a bankrupcy attached to it and so many more details to get through. But I guess it is something!! I guess I will take something over nothing…

As nothing new continues to come on the market, waiting is the best thing I can do. Anyone who said this Palm Beach market was easy and there is so much variety to choose from, had no clue whatsoever!!


One New Listing in Palm Beach Gardens/Jupiter All Day Yesterday

I had a lady from the New York Times call me yesterday, asking about Palm Beach and telling me what a great buyer’s market we are in…  Has she been on MLS, has she seen sales vs new, I geve her an ear full… As someone who reports the news she needs to report the truth here, so people don’t come out here with false expectations and think we are not doing our job. There was one new listing in my area all day, Frenchmans Reserve,  and I don’t even know if I would call it a new listing, it was listed the day before, just relisted with a new agent and now a short sale. Yes short sales you can most likely find a deal if you have NO time frame what so ever!! So I don’t know if I would call that a new listing, so NO New Listings on Tuesday so nothing for me to look at or want to buy. Wow hope something comes on today as I just want to find a home and be in and being in 2 short sales already, our phantom properties, is just to much headache!!


Record Sale in Evergrene

Anyone who said the market was going down has not looked at the sales going on in the beautiful Palm Beach Gardens community of Evergrene. As of 6 months to 2 years ago there hadn’t been a sale over $675,000, in the last 3 months there have been 3 sales, the latest closing today for $775,000. Beautiful Eliston model home with a pool in Evergrene offered many beautiful upgrades, but $775,000 in Evergrene WOW!!

If you are not under contract for a short sale or don’t bid 20% over asking on a foreclosure, don’t expect to get a home here in Evergrene. With a great location close to everthing, beautiful communitt ammenities, Evergrene is a one of a kind gated community here in Palm Beach Gardens.


Old Palm – Palm Beach Gardens Homes

Old Palm located in Palm Beach Gardens is a beautiful country club community in the heart of Palm Beach. Old Palm gets new life after going bankrupt with WCI, many new builders are now buying lots and starting to build. Old Palm offers some of the most amazing estates in all of Palm Beach Gardens. Evergene Home – Just let us get one already

Evergrene new listing, bank owned, definitly not a perfect house, but just let us get one already. This new foreclosed home, does not have any appliances, it is missing an office, it doesn’t have a walk in closet in the master, but come on and let me get one already. This Laurel model is not my first by far, but can beggers be choosers, I think not. A nice community, a decent price, a decent square footage and a little potential. I don’t know, We offered over asking, but am I hoping for a yes or no, I just don’t know.

Evergrene located in Palm Beach Gardens, is a beautiful community with a great clubhouse, pool, and many young families. The home is going to be tough for us, so what am I thinking, an Eliston or something like would be perfect, but nothing available that is reasonable.

So I guess we will see what happens, a home is a home, and I would rather not live month to month, even if it means I won’t be stairing at the big beautiful ocean on Jupiter Island anymore..


7 new Listing here in Palm Beach Gardens and Jupiter

Wow, 7 new listings between today and yesterday and nothing for me! Why you may say? Lets look at what came on the market; a newer homes in Paloma in Palm Beach Gardens short sale though but might be a good deal, A neat looking home in Palm Beach Country Estates $200,000 asking more then anything sold in there, A house in Jupiter‘s Maplewood, just to small, A home in the Jupiter Shores, 2 in Jupiter Farms, just too far out there for me, A house way overpriced in Egret Landing, and that’s about it… Now I know you are thinking wow is she picky, but I have bid on 15 homes in the last 2 months, so I couldn’t be too picky could I?


Noon on Friday and not one New Listing all Day

If you are like me constantly looking for your clients to see when the perfect home comes on the market, you are most likely hitting refresh to 0!! Yes, I am on an auto search for if I happen to be away from my computer for more then a minute, but nothing is quicker then refresh.. I have seen very few foreclosure homes on the market recently and when they do they don’t last.. Not even enough time to see the home, things come on and off so quickly. I am sure you don’t believe me and are laughing while reading this post, but if you had a tiny bit of Palm Beach Real Estate knowledge you would agree with this as well.. I guess the Post, the News< and TV don’t see the MLS on a daily basis, they don’t realize there are less homes available now since around 2005.. What does that mean? Less inventory, higher??

Reason being, “no more sell my home take the equity and downsize”, most likely you are negative on your home, “no more sell my home and upsize”< as even if you are making more income, having to put money back into your house at closing now limits what you can buy back to the same house your in..

So what are we to do, we need the foreclosures to come on the market, as if we don’t property valuse I see in the next 12 months going way up again, until the foreclosures happen and then we”ll be in for round two of the downturn in real estate, so happen now before it happens again.


Today in The New’s for Palm Beach Homes

Maybe because I am on the market to buy a home I see this as crazy but there were only two new listings in the Palm Beach Gardens area today. One in Mirasol and one in Mirabella. The house in Mirabella is the floor plan that I have been waiting to come on the market, but tell me has the market gone up since 2005? You bought the home for under $500,000 and you are asking $699,000… Wow I wasn’t aware of the 40% increase in the marker since 2005, I know you are the only home for sale with this floor plan, but really?? I’ll buy your home right now for exactly what you paid. I’ll even pay title and take no commission.. What do you think? They have been on the market a day asking $699,000 and I would offer them $487,000… Could that be offer number 16?

The other new listing here in Palm Beach, was in Mirasol Country Club. I wish I could say this was a greta deal, but it to is asking $699,000 and I sold the same model with a better view a year ago for $510,000. So everyone out there reading, no the market is not at bottom, there is not much inventory, and its a great risk to buy now or later, so buy for a long term and you will be fine..


Palm Beach Real Estate

As I am on the hunt for the perfect property to come on the market and of course for the perfect price, I now feel maybe its time to offer the perfect price and see if the seller willl take it. After 14 rejected offers on foreclosures, when do you just give up and rent or offer full price on an over priced home..

Palm Beach homes people don’t show this side of it at all. Things that are deals still fly off the market, others which are high sit and sit. They never learn and reduce, they just don’t care. I think at this point, I am just venting as I don’t believe anybody reads or cares how frusterating it is to find a good deal here! I think it is so much harder when you are in real estate and know everything out there and what it has gone for. Maybe one day, I’ll find that perfect home, hope it’s before offer number 50..

Palm Beach Home Sales

As the world doesn’t report, but I would like to, Palm Beach home sales continue to grow and the market is beginning to recover. Whether you want to believe it or not, if you look as often as I do, you would see what I see, the market is picking up and homes that are nice are flying off the market. Whether this continues or it is a final frenzy at the end of the season, I do not know, but if you look at what is under contract, what has sold, and what is currently on the market, the better options already sold.

As I wait patiently for the perfect house, I am not beginning to think, I should be looking for the house I can live in just to get out of this rental.. Whether it is the best or just a protection against the market going way back up again to be in the market, it might make sense. The Post should now read, Palm Beach Real Estate better get in now before its to late, as prices are going up and homes are selling..


How Many Offers does it take to make a sale

They say don’t get emotional but I’m starting to take the 9 rejected offers I have put in personally.. So should I start from the beginning or are we starting all over again.. I think offer number one was in a perfect Jupiter Whispering Trails house in which they eventually took less then our offer, but that was our first so we were invincible at that point. Then we went to 3 offers in Palm Beach Gardens in Evergrene, all of which ended up selling higher then any home in Evergrene had sold for in the last 18 months, buyers coming out of the wood works paying above appraised values. Its taking me a minute to think of the next but I got it now a foreclosure in Jupiter Farms, this was a deal, we offered more then the end buyer but was an hour late we were told, this house ended up being resold for $150,000 over the price the buyers bought it for, wow easy money we missed out on for an hour.. Next Mystic Cove in Jupiter, this was the perfect house, 3700 sq ft and a great price, but when reviewing the survey we realized the lot ended directly behind the pool and all the beautiful land we thought we were getting was indeed preserve. So to the next, an awesome in Abacoa’s Tuscany in Jupiter, a short sale which also is attached to a Bankrucy, this will go on for ever, but out offer is there… Next a great smaller home in Egret Landing, a foreclosure on the lake with a gorgeous lot, I WANTED THIS HOUSE!! we bid $2,500 over ask , cash, close in 2 weeks, of course someone else got it. Is it luck, is it because I am an agent looking for myself, why not a little professional courtesy, what is up?

While the world complains of being on a real estate slump, they have not seen Palm Beach Florida Real Estate fly off the shelves!!

Evergrene once one of the communities hit hard sells homes, in the last 3 months all of the larger homes in Evergrene have been moving. Here is the great surprise to me, they are selling for over appraised value. Weather you are looking for a great estate in Palm Beach Gardens, Juno Beach, or Jupiter, might want to think about buying now as prices seem to be going up, especially on the properties are nice.


Palm Beach Real Estate and My New Home Plan

I am sorry for my delay in writing as we got temporarity displaced from a mold filled home here in Jupiter Inlet Colony on the Ocean. What do you expect for an oceanfront paradise, oh I forgot not for me and my kids to get sick.

So on to the search for new listings and to find my new home. I keep thinking I want Palm Beach Country Estates, but living in the hotel at Frenchmans Reserve makes me think I like the idea of Evergrene. It is so great being close to everything. I had to get something from Publix, I left the gate of Frenchmans Reserve, crossed the street and there it was. Is it better to be close to things, have more land, or just go ahead and spend more and move to a country club.

I don’t know, it seems I can get an amazing house in Mirasol for the money, I just don’t know if I want to commit to $20,000 a year and maintenance and HOA dues, and then I love Frenchmans Reserve but the house I could get for the money just doesn’t companre to Mirasol. Then you have the great dane and labrador, where can you find a nice lot in the heart of town in a kids friendly community, which isn’t a small fortune. Find that and you have found my dream Palm Beach home.


Slow Palm Beach Real Estate Weekends

If you are looking for new listings, and trying to find that perfect home, it might be time to give up on the news and take a better look at what already is on the market. Because today in the news; 4 listings..

So on to the next week, I think I will take a look at the currently listed homes and see if there is something else I can find, as the number of new listings coming on the market is so low.. And whomever says we are in a bad real estate market, they have not seen Palm Beach Home Sales.


Weekends are Slow for New Listings but Quick for Sales Contracts

If you are a daily new checker like myself, you come to realize, that the weekends are slow, as people are mainly showing homes and writing contracts. People tend to list during the week and sell and negotiate on the weekends. Most agents even if the property does get a contract, waits until Monday to put it on the computer as contingents. Also, current sellers try to make price changes on the weeked to get potential buyers to come see there home.

With todays New’s being limited to a home in Jupiter Farms, which just close a month ago for $295.000, now asking $450,000 and a beautiful homes in Valencia at Abacoa in Jupiter. Both homes are nice, the Jupiter Farms house we had actually bid on previously, of course when it was asking $150,000, and the Valencia house looks awesome except for the no pool and no yard problem.

Other then that, the Palm Beach Real Estate market is slow today..

Here is a small reminder, if you are looking to try out Frenchmans Reserve and get a summer membership, they start May 1, and are less then $2,000 for an entire 6months. Great deal great Palm Beach Gardens Country Club, I definitly recommend trying the community out.

So as the season gets closer to an end, this is the time homes don’t often come on the market and a bit of a real estate lul. But this is the time people often decide they want to buy a house, but what do you buy when there is not much on the market. Do you buy the “leftovers” or wait for more “entrees” to come on the market. That I don’t know, I am no  huge fan of leftovers but need to find something here… Builders build, realtors sell, mortgage brokers loan, its all gotta be done.

Whats New in Palm Beach Real Estate today

Ok, I know it is early to do a quick report on the news, as it is only 11AM, but there is one on Palm Beach that screams ouch, I don’t know if it’s the price tag or the view, but they are both amazing.

So I will start with home number one on the new home list for the day.. Palm Beach Great Estate on the intracoastal asking $17,900,000 Million.. Home is just under 6300 sq ft under air. Walking Distinctance to all the best shopping and dining of Worth Ave this lot is absolutly stunning. This Palm Beach home was built in 1926 and offers all the elegant detail of an older home. 241 Banyan Rd

Whats New and Sold in the Palm Beach Real Estate Market

As Easter is now behind us I am hoping for some good hot listings to send to clients, but where are there. All this talk about the Palm Beach Real Estate market being slow, where are people looking? You have the people who can’t afford to move because although they can afford there payments, they can not afford to take money to closing to sell, you have the people who just don’t pay, as forclosure is a 2 year process and if you have a good attorney longer, and those who can afford to sell but are holding out for the market to pick up.. Then you have me, somone who took the HUGE loss and might be a little gun shy, and can’t find that perfect house because no else wants to assume the same loss.

So as I get to the New’s I think, maybe I should be looking at rentals, as I maybe I am a little of a chicken. That would be the perfect me, I bought at the height, I got nervous and waiting for the height again, so please don’t do as I do!!

It seems like I am always sitting around waiting for new listings to appear, but I do look at price changes as well. Some can be very good and some weak and just to get the attention of the buyer. It is always good when you have a seller to make price changes often to stay in the eyes of the buyer, but to many does get old, when the numbers are so insignificant they just annoy the buyer!

So in today’s price changes are;

Enjoy Your Holiday Weekend as Palm Beach Real Estate takes a day Break

With Easter tomorrow, there is not much going on in the Palm Beach market to report..  As not one new listing came on up on my MLS today. There were two properties that went under contract, one I think would have been really nice but I thought high in price, it was only on the market two weeks, so I am going to have to watch this house and see what it closes for.

102 Segovia Wy in Valencia in Abacoa asking $1,275,000 is officailly under contract today. Not to mention 13040 Hammock Xing asking $1,799,000 in Old Matsh went under contract. So two new contracts and no new listings.

I finally got an offer to lease mt listing in Island Country Estates, but hopefully this tenant will get real between the price and the starting date, I pray he gets more realistic. We also just went under contract on a beautiful new oceanfront Jupiter Island home.

I know it is going to be a slow day in the real estate market, as everyone is getting ready for the second largest holiday of the year. I even have barely been by the computer which is rare for me. I have only looked at new listings twice as to my normal 100 times a day. So not much to report for my new North Palm Beach Real Estate Search.

There was also another $100,000 price drop on 151 Jupiter Key Rd in Jupiter Key now asking $1,400,000.

So today an uneventful day, as there were 4 properties listed as Sold in the MLS for Palm Beach Gardens, Jupiter, Juno Beach, North Palm Beach, and Singer Island over $300,000.

This properties were;

3941 Back Bay  Drive # 128 in Jonathans Landing which was listed at $389,000 and closed for $360,000.

17296 Shoals Dr, also in Jonathans Landing, listed at $449,000 and sold for $415,000.

813 Summerwood Dr, in Summerwood in Jupiter, listed for $449,900, and closed for $420,000.

19183 SE Jupiter River Dr, on the river on the Martin County side of Jupiter, asking $1,595,000 and selling for $1,500,000

4 properties were listed as contingent today, meaning they got a contract but it is subject to a condition whether it be inspection, mortgage, bank, ect. Theese properties were located in Admirals Cove, Evergrene, Tierra Del Sol, and Eastpointe Country Club.

Only one property went pending today, meaning there are no more conditions on the sale and they are just waiting to close. This home was in the Clivedon which is a beautiful Jupiter Island Condo.

Whomever said the market was slow, or not doing well, tell it to someone looking to find a home, and watching while nothings coming on the market. Palm Beach Gardens What is going to happen this year?

Everyone asks me all the time how I see the future in the market. People are buying here in Palm Beach Gardens, they are waiting for deals or buying something that is totally deorated and perfect. So I am seeing two buyers picky that want it perfect and bargain hunters. I sold a steal in Mirasol Country Club and had an agent call me and ask why I didn’t show his, similar everything but almost twice the price. The house wasn’t perfect but the location was great and for the money you couldn’t do any wrong.

Then I sold something in Frenchman’s Reserve and the house had every upgrade imaginable, There was nothing that could be added to this house and it came furnished and to die for. This home not at a steel but a pretty reasonable price consideing.

The thought on selling your home is either give it away, or decorate and upgrade so much that the emotional buyer can not say no.


Palm Beach Gardens Communities

Palm Beach Gardens offers some great communities and country clubs.

 

Mirasol offers over 1,100 homes, 2 golf courses, and a very active social life.

 

Frenchmans Reserve offers around 425 homes, and has one golf course and is very social as well with dining, fitness, spa….

 

Old Palm is beautiful although only half built out and offers no tennis. Old Palm seems to offer not as many social activities and is priced higher for what you get then the above.

 

San Michele is a gated community of 90 homes, there are 2 tennis courts but no country club atmosphere.
