Its amazing the amount of increased traffic we have in this area after the New Year. Palm Beach Florida is definitly the place to be. The weather has been amazing, there is so much to do, and so many great places to live. Moving to Abacoa here in Jupiter has been a fun experience for us, we ride our bike to dinner and have gotten to know several of the neighbors. Moving from Tequesta was sad, as we loved living on the river, although I am always up for change.

With the increase of traffic and people down, properties are selling and inventory is still low. Anyone who said buyers market here in Palm Beach isn’t practicing real estate in Palm Beach. I am starting to see a small increase in successful short sale closings as banks might be finally getting there act together. Banks aren’t just giving away properties though, they want market value and nothing less, so short sales aren’t always the best bet although they do take up a huge percentage of the Palm Beach Real Estate inventory.

Home searching is tough, no one can find a great deal on there own, you truly need a good real estate agent to get you the best deal. Someone who tells you the second something comes on the market to jump on it, thats why our value as a company has only gone up on this market.

Evergrene

This beautiful home is located on a lake here in Palm Beach Gardens. Offering 4 bedrooms and a beautiful pool, this home is a must see in Evergrene. This Eliston model home has been appoved and is ready for a buyer. With so many great upgrades, it will not be on the market long.

You know that feeling when you go look at a house, and you are filled with hope that this is going to be the one.. I still get that! 30 offers later, no homes to show for it, and a a whole lot of time and energy on me, attorneys and other agents.

Tomorrow I’m going to be checkin out a home, very similar to the home we have a short sale on.. of course $35,000 more. How can I justify $35,000..time of not having to deal with looking at more homes, time not having to deal with having to rent something else, and time just no worrying about where we are going to be living the next month. But then $35,000 is a lot of money, what is my time worth?

So back to where are the Jupiter sellers, are they waiting for me to buy a house, are they waiting for me to get trapped in something I don’t want or don’t truly care for? Or is this Jupiter Florida market picking up and am I going to make a killing on my new home.

If anyone knows the answer, as I don’t want to rush, but I do want to be done.. The very first house I looked at, that sold and we could have had in Whispering Trails.. 3400 sq ft 3 car garage on a half acre on the lake, Where did you go and can I have you back, as I would have been there and loving  you by now..

Ok my rant is over, but what fun would I be if I only talked about Palm Beach Homes and never told you about myself.

Palm Beach Gardens Estate Home

This home would be an  amazing deal for someone willing to wait on a short sale. San Michele is a beautiful gated 90 estate home community. The community offer tennis court and clubhouse. This is one of the largest homes in the community with a beautiful corner lot on a cul da sac. Come and check it out as it has beautiful upgrades and fixtures and could be a steal for the right person here in San Michele in Palm Beach Gardens.

So as the market in Evergrene was on fire, I am starting to see a tiny slow down.. Maybe time for me to get my foot in the door, “maybe” if the sellers weren’t so stubborn.. Certain models are definitly beginning to show there popularity as others stay and sit on the market. Evergrene is one of the only communities where you really have to know the miodel so well, other wise you will never be able to determine value. A home “Cypress model” in Evergrene is around 3000 sq ft, but they are selling for signigicantly less then a Stonehaven which is around 3300 sq ft. It doesn’t matter the lot, the view, it just is what it is.

Evergrene was on fire with homes selling as quickly as they were coming on in the last 2 months, but not so much now.. I guess we will see what happens, as each home here in the Palm Beach Gardens Evergrene is so different.

Can you believe it has taken me so long to write a blog, and I still have no home. The frusteration between the lack of inventory on the market and the price increases has been significant. I can’t beleive Evergrene there was something on the market for $1Million wow, now asking $899,000 but still! Nothing had sold over $575,000 for a year and a half, now there are $770,000 sales, where are people getting these numbers, the money, ??

So we are in 3 short sales currently and will take one or all which decide to get approved, Frenchmans Reserve, Tuscany in Abacoa, and Egret Landing. Very different communities as well as homes. Frenchmans Reserve Carrington home, is amazing, huge, and a bit overwhelming, it is missing a view, a yard, blinds, light fixtures, and everything that a non brand new house might not have. Tuscany needs new tile, as it is odd and not up to the baseboards, granite countertops, and a pool. Egret Landing needs all new flooring, doors, paint, and a major cleaning.

So there is my crazy story as I am still at the Beach House on Jupiter Island.

Anyone who studies the market as clearly as me, knows the only good deals that are coming on the market are short sales. Short Sales which take eions to approve, short sales in which we are running out of time for. BPO got done on our short sale in Tuscany last Friday here in Jupiter, Short Sale BPO supposed to be done in Frenchmans Reserve today.. Then what, oh I’m sorry a BPO is a cheapened version of an appraisal, the bank hires a startving realtor who doesn’t know the market, hands them $40 and says whatever you say it is worth is the value.. Not the most fair thing in the world, especially considering you really need to know your market to understand value. I have tried selling homes that were not in my area, there is immense studying and knowledge needed to come up with correct value. For $40 its fill in the blank, who cares about that poor schlep who’s been waiting on this house for the last 3 months..

So the good deal homes that sell, Evergrene short sale, Old Palm short sale, and Egret Landing foreclosure. Other then that the market is back on  track gaining with every sale, and not looking back at the poor idiots who sold there house and are now watching everything go way up!

I think the title to the book I am going to write about finding a Palm Beach home in a crazy market. 17 offers and counting, where is the market going, the insecurity after losing $500,000 on a home and then being gun shy to buy anything else, but wanting to buy something.. Not wanting to make the wrong decision but not knowing what the correct decision is.. People look to me as the professional and I have seen so much, so many stages of the market, wish I knew the future, wish I knew what was to come.. Maybe if I had my parents philophy of staying in a home forever, it would be easier, but I couldn’t imagine being in one place for a long time… I love my husband and I love my kids, but other then that, I REQUIRE change.. I need a new view, I need a new neighbor, I need a new challenge.. Not the best concept in a crazy changing market.

So a community like Abacoa in Jupiter, Evergrene in Palm Beach Gardens, Frenchmans Reserve, where when will it be my time, to bite the bullet, lose my gun shy attitude and just do it.. Worst case we will be there forever… ugggg.. but things could be worse.. We could have been one of the millions who lost there home.. I just don’t understand why the banks are allowing the short sales to go on for so long.. Why do they get to love sooooo long  for free, while I did the honest thing and sold my house, came up with cash and walked about.. I could have been there for 3 years for free..

So on to the search and hitting refresh hourly to minutely to see if something new is coming on the market…

Old Palm located in Palm Beach Gardens is a beautiful country club community in the heart of Palm Beach. Old Palm gets new life after going bankrupt with WCI, many new builders are now buying lots and starting to build. Old Palm offers some of the most amazing estates in all of Palm Beach Gardens. Old Palm Golf Club offers some of the best practice facilities for golf in all of South Florida. With a beautiful clubhouse, dining room, card room, and great estate homes, Old Palm is a prime country club in the heart of Palm Beach.

Wow, 7 new listings between today and yesterday and nothing for me! Why you may say? Lets look at what came on the market; a newer homes in Paloma in Palm Beach Gardens short sale though but might be a good deal, A neat looking home in Palm Beach Country Estates $200,000 asking more then anything sold in there, A house in Jupiter‘s Maplewood, just to small, A home in the Jupiter Shores, 2 in Jupiter Farms, just too far out there for me, A house way overpriced in Egret Landing, and that’s about it… Now I know you are thinking wow is she picky, but I have bid on 15 homes in the last 2 months, so I couldn’t be too picky could I?

Great new listing in Admirals Cove located on the water. This 4 bedroom home offers over 5800 square feet of living space. Admirals Cove is a beautiful waterfront country club community in the heart of Jupiter. This home offers wide water views and is located on a cul de sac on Eagle in Admirals Cove.

Jupiter located in Palm Beach offers some of the best beaches, easy access to the airport, and great shopping.

As the world doesn’t report, but I would like to, Palm Beach home sales continue to grow and the market is beginning to recover. Whether you want to believe it or not, if you look as often as I do, you would see what I see, the market is picking up and homes that are nice are flying off the market. Whether this continues or it is a final frenzy at the end of the season, I do not know, but if you look at what is under contract, what has sold, and what is currently on the market, the better options already sold.

As I wait patiently for the perfect house, I am not beginning to think, I should be looking for the house I can live in just to get out of this rental.. Whether it is the best or just a protection against the market going way back up again to be in the market, it might make sense. The Post should now read, Palm Beach Real Estate better get in now before its to late, as prices are going up and homes are selling..

Everyone asks me all the time how I see the future in the market. People are buying here in Palm Beach Gardens, they are waiting for deals or buying something that is totally deorated and perfect. So I am seeing two buyers picky that want it perfect and bargain hunters. I sold a steal in Mirasol Country Club and had an agent call me and ask why I didn’t show his, similar everything but almost twice the price. The house wasn’t perfect but the location was great and for the money you couldn’t do any wrong.

Then I sold something in Frenchman’s Reserve and the house had every upgrade imaginable, There was nothing that could be added to this house and it came furnished and to die for. This home not at a steel but a pretty reasonable price consideing.

The thought on selling your home is either give it away, or decorate and upgrade so much that the emotional buyer can not say no.

Palm Beach Gardens offers some great communities and country clubs.

Mirasol offers over 1,100 homes, 2 golf courses, and a very active social life.

Frenchmans Reserve offers around 425 homes, and has one golf course and is very social as well with dining, fitness, spa….

Old Palm is beautiful although only half built out and offers no tennis. Old Palm seems to offer not as many social activities and is priced higher for what you get then the above.

San Michele is a gated community of 90 homes, there are 2 tennis courts but no country club atmosphere.

I hope this give you a small idea of the communities as I think if you are looking to move this way it is a great place to live and raise a family.

 Loggerhead Park

Loggerhead Park was named such because it is a haven for nesting Loggerhead sea turtles during the summer. The eggs are protected securely, but you may sign up for a guided walk during the period when they are hatching. The park has 900 feet of guarded beach, a tennis pavilion with four courts, lots of picnic areas, a playground and a great nature trail. The county’s Marine life Center is also located on this property.

This amazing center shares with museum visitors the arrival, treatment, and release process of sea turtle patients. Complete with pictures, equipment, displays, and a behind-the-scenes visual tours of the LMC Rehabilitation Department and research projects on a video screen in the exhibit hall.  Individual turtle stories will enlighten patrons on a sea turtle’s plight from injury and illness to a road of recovery and release.

 Jonathan Dickinson State Park

Located just south of Stuart, this park teems with wildlife including sand pine scrub, pine flat woods, mangroves, and river swamps. The Loxahatchee River, Florida’s first federally designated wild and Scenic River runs through the park. Ranger-guided tours of the 1930s pioneer homestead of Trapper Nelson are available year-round. Visitors can enjoy paved and off-road biking, equestrian, and hiking trails. Boating, canoeing, and kayaking along the river are also great ways to see the park. Anglers can fish along the riverbank or from a boat. The nature and history of the park comes to life through exhibits and displays in the Elsa Kimbell Environmental Education and Research Center. Programs for the kids, or for the whole family, are also offered here. The park also offers two full-facility campgrounds and a youth/group primitive campground. Visitors can arrange boat tours of the river and rent canoes, kayaks, and motorboats.

 Jupiter Inlet Lighthouse

This beautiful lighthouse is one of the oldest structures in Palm Beach County. Visitors can take the Tower Trip climbing the winding 105 steps to the top and an amazing view of the pristine waters of the Atlantic. The Lighthouse stands on a natural hill of shell and marine sand about 41k feet With submerged reefs and sandbars causing innumerable ship-wrecks over the years, Congress in 1853 finally appropriated approximately $35,000 to erect “a first-order lighthouse,” to mark the reef lying off the Jupiter Inlet and act as an aide to navigation. Enjoy some of our history by visiting the Jupiter Lighthouse on Sundays from 1 to 4 p.m. Volunteers man the lighthouse for the Loxahatchee Historical Society.

  Dubois Park

Jupiter’s beautiful beachfront Dubois Park is a good place for the true nature lover to spend the day. Its abundance of sideways-walking hermit crabs will thrill any child and the water in the lagoon is so shallow, once could bring a chair and sit in it. The beach area is small, but it is guarded during the winter and on weekends and holidays. The Dubois Pioneer Home and the Indian Mound historical/archaeological site are also located on this property. Admission to the park is free.

Take a look at how life once was at this modest pioneer outpost dating from 1898. Sitting atop an ancient Jeaga Indian mound 20 feet high and looking onto Jupiter Inlet, it has Cape Cod as well as Cracker (Old Florida) design. Located in Dubois Park, worth a visit for its lovely beaches and swimming lagoons. The park is open dawn to dusk.
